How long does a refinished floor last before it needs doing again?

It depends on traffic, pets, and the finish, but many floors go several years — often a decade or more — between full sand-and-refinishes, with a screen-and-recoat in between to extend the finish. A solid wood floor can usually be sanded and refinished a number of times over its life.

Sand-and-refinish or screen-and-recoat — which do I need?

If the wood is sound and the finish is just dull or lightly scratched, a screen-and-recoat refreshes it fast and cheap. If the traffic lanes are worn down to bare wood, there's deep damage, or you want a color change, a full sand-and-refinish is the right call. We test the floor and tell you honestly which one it needs.

What does refinishing cost?

How long does it take, and when can I walk on it?

A typical room or two is often a few days from sanding through final coat. Dry times vary by product: water-based finishes are usually walk-on sooner and cure faster, while oil-based finishes take longer to dry and fully cure. We'll give you the exact timeline and when furniture and rugs can go back.

Can you change the color of my floors?

Usually, yes — sanding to bare wood lets us apply a new stain, lighter or darker. How a color reads depends on the wood species, since stain interacts with the grain, so we'll test the stain on your actual floor before committing.

Is dustless sanding really dust-free?

It's much cleaner, not perfectly dust-free. The sanders connect to a vacuum containment system that captures most of the dust at the source, but some fine particles still escape, so we still mask off and clean up. It's a big improvement over the old open-bag method for an occupied home.

Can you refinish engineered or prefinished floors?

Engineered floors can sometimes be refinished, but only if the real-wood wear layer is thick enough to take a sand — thin wear layers can't. Prefinished solid floors can usually be refinished. We'll check the wear layer and tell you straight whether sanding is safe.
